You would not buy only the vacant land next to the track because the track would keep the property value, when refering to building new homes way too low to make it remotely profitable.
Would you buy a house next door to a noisy, polluting track?
However, how about a house with a nice pretty park next door?
I have no idea what the tracks motives are, nor do I really care anymore, but from a business perspective, you buy the vacant land to build houses, then you have no choice but to buy the track.

You are all right it is very hard to sever lots, change zoning ect ect, but right now property near the speedway are devalued due to the noise on weekends.
If it is purchased and shut down or like mentioned just give it to the town all the land surrounding it just went up in value.

I never met Ken, so I couldn't tell you why he sold it. I do know it would be nice if my uncle (Glenn) would buy it back.
I was out of the loop for several years. My dad died at Sunset (not racing related) and it was hard to go back. Back then the Slaughters owed it, who by the way showed more class then required over that situation.
So who bought it inbetween the Slaughters and Wes? Was that Glenn?
